How to Compare Thai Land Prices per Rai, Square Wah and m²

Two land listings can look difficult to compare when one quotes a total price, another quotes price per Rai, and a third uses price per Square Wah. The solution is to convert both area and price to the same unit before comparing.

Step 1: choose one comparison unit

For large land, price per Rai is intuitive. For residential plots, price per Square Wah is common. For metric comparisons or building-oriented analysis, price per m² can be convenient. The unit itself is less important than using the same unit for every listing.

Step 2: convert the area

Use the exact relationships 1 Rai = 400 Square Wah = 1,600 m². If a 2 Rai plot costs THB 6,400,000, it contains 800 Square Wah or 3,200 m².

Step 3: divide price by area

Price per unit = total price ÷ total area in that unit

For the THB 6,400,000 example:

Worked comparison

Plot A: 1 Rai for THB 4,000,000 → THB 10,000 per Square Wah.

Plot B: 300 Square Wah for THB 2,700,000 → THB 9,000 per Square Wah.

On area price alone, Plot B has the lower unit price. That does not make it a better purchase automatically; location, access, zoning, shape, utilities, title status and many other factors can matter.

Unit-price calculations are arithmetic aids, not appraisals. They do not determine market value, legal suitability, development potential or title quality. Use verified documents and qualified local professionals for decisions with legal or financial consequences.
